It wasn’t for a city high rise, or a sprawling multi-residential complex, or a curvy, hard to model architectural trail blazer.

In fact, the building was a simple, two storey office block. And there wasn't a curve insight.
Yet the cost of the final EPC was over £60,000.
It wasn’t the scale or complexity of the building that caused the cost to sky rocket. It was down to timing.
The building design was checked at Stage 3 ...so far so good.
Outline design became detailed design...but the energy model wasn't updated.
Value engineering led to design changes...but the implications for energy performance weren't checked.
Construction completed and the EPC was commissioned only to find that the completed building did not comply with Part L.
The result?
A non-compliant building, project delays and a £60k overspend on retrofit measures to allow the completed building to meet building regulations Part L.
Had we been involved at Stage 4 or during construction this overspend could have been avoided. Our fees for producing the EPC would have been the same, yet the result and overall cost to the client would have been very different.
